“Golden Visa” (RPI - Residency Permit for Investors)

"Golden Visa" is a national policy designed for investors and high-net-worth individuals from outside the EU seeking to live and invest in Portugal. Holders of this visa are entitled to:

  • Live in Portugal;
  • Work in Portugal
  • Travel freely (visa-free) within Europe’s Schengen Area;
  • Apply for permanent residence (Green Card) in Portugal;
  • Family reunification in Portugal;
  • Apply for naturalization (Portuguese citizenship).


Foreign individuals become eligible to apply for a residency permit for investment purposes (Portuguese acronym "ARI”) by:

  • Conducting real estate purchases (excluding properties intended for housing);
  • Conducting capital transfers;
  • Creating jobs in Portugal.

How to obtain

In order to obtain the "Golden Visa”, an applicant must:

  • Choose the location, type, and structure of the investment;
  • Gather all of the necessary documents (for the main applicant and their respective dependents);
  • Obtain a Portuguese taxpayer identification number (Número de Identificação Fiscal – NIF) and open a bank account;
  • Finalize the qualifying investment;
  • Submit a pre-application online to SEF (Serviço de Estrangeiros e Fronteiras);
  • Schedule and attend an appointment with the SEF authorities;
  • Pay the required fees and obtain the Visa.

Each "Golden Visa” is valid for a period of two years, after which its holder will be able to renew the card for an extra two years. After the initial "Golden Visa" card is renewed twice and a total period of five years elapses, its holder is eligible to apply for permanent residency or citizenship in Portugal.
